Tawny Stanton Talks Real Estate with Unique Homes Magazine

         As a leader in luxury real estate on the North Shore of Lake Tahoe, Tawny Stanton, of the Schwartz-Stanton Group of Coldwell Banker Incline Village Realty, was recently interviewed for an article on Tahoe’s Lakeside Allure" in the August/September 2008 issue of Unique Homes.   The article, written by Robert Burke, details the allure of Tahoe and discusses the real estate market for this spectacular locale. The following is an excerpt from the article:  

              Tawny Stanton. . . shares that lake-view condominiums typically range from about $1.5 million to $5 million.  "A majority of people want to be on the lake," she says.  Stanton believes that the market may have reached its bottom.  Recent sales of two significant properties—a $10 million property in Ponderosa Ranch, and a $7.5 million lake-view property—may be signs that the market is readying for a return.  "We are cautiously optimistic," she notes, adding "This is the best time to invest in Lake Tahoe."

Tawny Stanton & Dan Schwartz Sell Tahoe Globally with New Approach

  Dan Schwartz and Tawny Stanton, two Coldwell Banker Realtors in Incline Village, believe in a philoso­phy for bad times in the real estate market.
  Spend. Invest. Grow.
  When everyone else is hurting is when you look for new opportunities, said Schwartz, a 41-year Realtor.
  The past two years have been tough on the local real estate market, but Stanton and Schwartz, a father/daughter team, saw an opportunity to grow their business and sell Lake Tahoe. Stanton embarked on a series of business trips to the Bay Area, Florida and Europe in the last year to sell luxury properties, at great expense, but one that is worth it, Schwartz said.
  “What is interesting is that the last two years affected every real estate company, and many of them just spend money on the bare essen­tials,” Schwartz said. “We’re going full speed ahead, though, as far as what we’ve been doing travel-wise.”
  Stanton said real estate is like many other businesses, growing to international lev­els and past its national bonds. That’s why she used Coldwell Banker contacts across the globe, from the Bay to Lake Como, Italy to Ireland and a bevy of other European and Central Amer­ican destinations to sell Lake Tahoe.
  And, it’s a good time to do it, Stanton said.
  “We’re cautiously opti­mistic we’ve hit a low point in the market and it should rise from here,” Stanton said. She cited numbers from the Schwartz-Stanton Group, the Coldwell Banker entity both belong to that show May home sales were double what they were in any prior month this year.
  Stanton was quick to point out those numbers represent only a modest, single digit increase, but said they could be the stirring of a rebound in the market.
  She said one indicator of that a turnaround could be that three homes sold this year went for more than $3.5 million, and another is in “solid” escrow for $7 million. All four of the aforemen­tioned properties were bought by people already liv­ing in Incline.
  “These are the people who are most familiar with the local market because they live here, and if they are look­ing to make a step up or trade down, now is the best time and they know that,” Stanton said.
  With that in mind Stanton started to form alliances with top luxury Realtors, first in the Bay Area. She said the SSG worked on a referral program with the Realtors, where they were given a per­centage of the commission Coldwell made on each Incline/Crystal Bay sale if the Realtor referred the buyers to the SSG. Then Schwartz and Stanton added a twist, a dou­ble commission on referrals.
  For example, a Bay Area Realtor who referred their seller to the SSG received a second commission if the seller sold their Incline/Crys­tal Bay home and the SSG represented the sale.
  “We talked with the top Realtor in San Francisco and she said she was just waiting for something like this to come along,” Stanton said. “Realtors are very excited about it. People are only staying in their houses for three to six years, so we gave other Realtors a chance to cash in on the sale of that house.”
  Stanton then shopped the idea, both of Tahoe and the referral bonus-commission, to top real estate agents in Italy, Germany, Ireland, Prague in the Czech Repub­lic, England and Switzerland. It was anything but a grand tour European vaca­tion, though. Stanton hit six countries and had 19 appointments on her trip, which she described as non­stop.
  “I think my persistence in cold-calling paid off, because we went to six coun­tries and met with luxury agents or directors of large real estate firms,” Stanton said.
  She visited with real estate firms in London, a city she said had a market which was going “like gang busters” but showed signs of slowing in the first quarter.
  “We tried to sell Tahoe to investors and buyers there, sell one of the most beautiful areas of the world, a place tri­padvisor. com rated the No. 10 best vacation spot in the world and No. 1 in the Unit­ed States,” Stanton said.
  Besides Tahoe’s pictur­esque views, lake and moun­tains, Stanton said she tried to sell buyers on a great investment.
  “With the dollar being so weak right now, and buyers selling their European hous­es for American dollars, it’s the perfect time to get in,” Stanton said.
  She pointed to the bot­toming- out of the market and a possible resurgence as other attractive reasons for buyers to take a look at Tahoe.
  Also, Stanton said that while the lakes like Italy’s Como rival Tahoe’s size and beauty, building restrictions are far tighter in Europe.
  “Some people have to get a permit to put a hole in the wall, it’s so historic,” Stanton said.
  Schwartz credits his daughter for working hard to turn people’s perceptions — especially in Europe.
  “Some people may have thought, Lake Tahoe? Why would I want to move there,” Schwartz said. “But once they get that handshake, that face to face meeting and see what Tahoe actually looks like, they start to come around.”
  Stanton said she has a trip to Asia set up for the spring of 2009, hitting destinations such as Singapore, Hong Kong, Shanghai, Beijing and Tokyo.

The Tahoe Rim Trail. . .Hike, Mountain Bike or Horse Back Ride

     Mark Twain, when he first saw Lake Tahoe said “surely the fairest view the whole world affords” and there is no place better to witness this awe inspiring sight than the Tahoe Rim Trail.  Whether you have a few hours or a few weeks, the experience can change your life.

 

     I chose to move to Tahoe in 1974 at the age of 29.  The details aren’t important, but I started to hike parts of what is now the Rim Trail in about 1982.  It changed my life!  The things I’ve seen and the thoughts I’ve had while on the trail are some of the best memories ever.

 

     The trail is now 165 miles long, but there are 12 well maintained and easy to find trail heads just off of major paved roadways.  From any of these you can start an afternoon hike, day hike, overnight or do the whole thing and you don’t have to be an Olympic athlete or even in great shape to do any of these. The “through hike” does require you to be in “reasonable shape” or have lots of time. 

 

     I’ve done the hike and got the plaque for the “165 Mile Club” and when I happen to look at it, I’m very proud.  However, it’s the peace of mind and astonishing beauty of the trail that makes me smile.

 

     So this summer a friend and I are doing the TRT on horseback and I can’t wait.  The thought of spending nine days with my horse, Tennessee (a 12 year old Spotted Saddle Horse), Jesse my 2 year old Boarder Collie and Nick Ferris, one of the best and most interesting friends a guy can have is going to be fantastic.  The planning and preparation is also a lot of fun.

 

     June 21st is our scheduled departure.  I’ll keep this blog updated with our preparation and actual progress.  No, I won’t be taking a laptop, but I will be talking by cell and satellite phone with the Schwartz-Stanton Group and they’ll do the reporting.

The First Rule of Real Estate: Looks count.

     With some objective evaluation and a little effort, you can help sell your property faster.  By focusing on the appearance of your house, inside and out, a potential buyer will see what makes your house special.

     The following are general guidelines for making your house shine.

  • Hose down the outside to eliminate dust and cobwebs and clean window screens
  • Keep the yard and perimeter tidy
  • Make sure fencing and gates are straight and functioning
  • Brush up interior paint if needed
  • Make sure lights work and light fixtures are clean
  • Make ovens and range sparkle
  • Pack excess personal items from counters, closets, corners and shelves
  • And finally, aroma is important.  Fresh cut flowers, fragrance packets tucked away or a few cups of apple juice with a cinnamon stick warming in the over make a house smell like a home for the buyer

Moving Tips from Schwartz-Stanton Group

Moving Tip No. 1

Two weeks before moving. . .

  • Inform gas, electric, water, cable, local & long distance telephone and trash removal services of your move.
  • Recruit moving day help
  • Save moving receipts (many moving expenses are tax deductible)
  • Arrange to close or transfer your bank account, if appropriate
  • Complete U.S. Post Office change of address form and notify key providers including newspapaer, credit cards, banks, investment firms, insurance companies and the IRS. 
  • Visit www.usps.gov/moversnet

Moving Tip No. 2

How to pack china. . .

  • Layer bubble wrap between, leaving space at top of the box to fil in with wadded newsprint
  • Place wadded newsprint or Styrofoam peanuts in the bottom of a box and put layers of plates or bowls on top.  Fill in top and sides with peanuts or newsprint
  • Seal and mark "Fragile - China."  You’re done!

 Moving Tip No. 3

How to pack glasses & teacups. . .

  • Wrap each glass or teacup in bubble wrap and tape it. 
  • Put a layer of peanuts on the bottom of the box.  Place wrapped glasses or cups on top, upright
  • Place a layer of cardboard and another layer of packing material on top and the sides
  • When you’ve reached the top put a final layer of packing material on top, seal and mark - "Fragile - Crystal/China."  That’s all!

Moving Tip No. 4

How to pack original paintings. . .

  • If your painting is framed with glass, tape the front like an X with masking tape.
  • Cover the framed painting or canvas with bubble wrap and tape it closed
  • Build a boax to fit that is slightly larger than the painting, or purchase one.  If you’re packing a canvas (no frame, no glass), wrap the cardboard in bubble wrap again, tape it, then build or buy a second box slightly larger than the first.  Double boxing helps guarantee against other sharp object puncturing the box and canvas during the move.
  • Tape the box well and mark, "Fragile - Art."

Moving Tip No. 5

The wrap on packing tape. . .

  • Reinforced tape has nylon filaments running through it.  This stuff is really tough - excellent for closing and reinforcing heavy boxes
  • Plastic tape is not nearly as tough as the reinforced kind, but works well for all but the heaviest boxes
  • The clear variety is generally a bit heavier than the brown kind, which makes for easier handling.  In any case, make sure it’s at least 2" wide; 3" wide is even better

Moving Tip No. 6

Packing Power. . .

  • Try to reuse the original box and packaging material for re-packing the piece.
  • Keep dust out of your electronics by wrapping it in linen or clean paper
  • Seal boxes completely with packing tape to further minimize dust accumulation
  • To save reconnection time of electronics, use corresponding colored tape on the cord and where the cord connects to the device
  • Sensitive devices may need to be stored in climate controlled units during the move

Moving Tip No. 7

Manage the Mover. . .

  • Get a binding estmate from the moving company with amount written in contract.  The contract should specify number of hours, with no more than a 10% overrun
  • Check their on-time record and other complaints with the local Better Business Bureau
  • Movers are limited by law regarding what they cna give you for lost or damaged goods.  Check existing homeowner’s or renter’s policy for the balance
  • Document an inventory of your belongings before packing
