<p>Here is a bit of history on who coined the word REALTOR®</p>
<p>In January of 1918 the National Real Estate Journal reported on the use of the new word REALTOR® and efforts to educate the public about what it <span id="more-230"></span>meant. The word was coined by Charles N. Chadbourn, vice-president of the National Association of Real Estate Boards and former President of the Minneapolis Real Estate Board. In 1916 Chadbourn sold the rights to the word to the National Association for one dollar.</p>
<p>Two years later the Journal reported, &#8220;realtor was being taken to rapidly and, better still, was being readily understood and appreciated in its fullest intended sense, by the public.&#8221;</p>
<p>Chadbourn told the Journal, &#8220;The advantage of a distinguishing mark by which the public may know the responsible, expert real estate man from the curbstoner who possesses no such qualifications, is being warmly welcomed by the public.&#8221;</p>
<p>REALTOR® would go on to be copyrighted and patented. For the rest of his long life Chadbourn was known as &#8220;Father Realtor.&#8221;</p>

More often than not, if a homebuyer <span id="more-205"></span>doesn&#8217;t like the outside of a home, they won&#8217;t care to see the inside. Yet, it is possible to dramatically alter the appearance of your home with a few simple tasks. As you prepare to list your home, consider implementing some of the tips mentioned here to maximize your property&#8217;s curb appeal.</p>
<p>Before you begin making repairs to the exterior of your home, you may want to analyze your home from a distance. Look at your home from across the street and try to pinpoint the best and worst qualities of the property. As you walk towards your home, try to make note of both your first impressions and any elements that stand out. When looking at your home from the exterior, you may also want to compare its appearance to other homes in the neighborhood. While you may feel as if you know the details of your home intimately, this step can help you think like a potential buyer and assist you in maximizing the curb appeal.</p>
<p>When it is time to get to work, you should approach the exterior of your home in the same way you would a bedroom or kitchen. Just as you wouldn&#8217;t want a prospective home buyer to see dirty dishes in your sink, you want to make sure the front of your home is as attractive as possible. While the chores associated with maximizing curb appeal will differ from home to home, the following are the most common and effective methods of enticing potential buyers indoors for a closer look:</p>
<p>Paint &#8211; Perhaps the most effective of all pre-sale repairs, a simple coat of paint to the exterior, doors and shutters can make your home appear well cared for and in good condition. When painting the exterior of the home, you may also want to consider if new door knobs and other hardware could boost the appearance of your home. If you don&#8217;t replace any of the metal on the exterior of your home, polishing brass hardware and cleaning or painting iron fences can also give your home a fresh look.</p>

With many markets reporting an abundance of homes for sale, and interest rates remaining at near historic lows, now might be one of the best times in recent memory. While today&#8217;s real estate market does offer advantages to buyers, consumers still need to be <span id="more-196"></span>savvy in order to get the best deal they can.  Following are some valuable tips that the professionals at Coldwell Banker Real Estate LLC think every homebuyer should keep in mind in a buyer&#8217;s market:</p>
<p>Don&#8217;t Try to Time the Market. When home prices are lower, it is very tempting for potential buyers to try to wait as long as possible in the hopes that prices will decline even further. This strategy can be detrimental because when there is high inventory, smart sellers price their homes properly &#8211; not according to past sales but according to current conditions &#8211; so their homes will sell in a timely fashion. Once a home is priced to what the current market will bear, buyers will make offers.</p>
<p>Shop Around. But Don&#8217;t Wait Too Long. The National Association of REALTORS reports that homes are staying on the market for several months. Recent increased inventory gives homebuyers a great opportunity to compare homes that meet their needs. However, this does not mean that homebuyers should procrastinate. If you find a house you love, put in your bid and negotiate. Don&#8217;t provide an opportunity for another buyer to make an offer.</p>
<p> Watch Mortgage Rates. As of early 2009, mortgage rates were continuing to fall to historic lows. This presents a strong opportunity to enter the real estate market, particularly for first time homebuyers who have no need to sell another home. Simple mortgage calculators widely available online can help you determine just how much you will pay per month, based on a given rate. For example, a monthly payment on a 30-year fixed 5.875 mortgage rate on a 300,000 loan will be $1,774.61.</p>
<p>Negotiate on the Incentives. Sellers eager to move may offer you a variety of incentives such. If you accept an incentive, make sure it makes sense for you. Instead of having your bills paid, you may opt to have the seller renovate the master bathroom or install new flooring. Of course, you can always ask the seller to simply deduct the amount in question from the list price.</p>
